Thanks CW, makes sense.

Answers to some of the questions Iíve received so far:

-This is for 100% ownership of the lot (ie not a fractional interest)
-Per the restrictions for this lot (lot 435 in Stage I) which can be found recorded at the Brunswick Co register of deeds in book 498, page 260, the minimum building size for a single family home is 1600 sq ft
-annual tax bill is approx $775 per year (total for both county taxes and BHI taxes combined)
-BHI HOA dues I believe are less than $1000 per year. The old listing says $115 per year but I will try to confirm for sure when the bald head association office opens on Mon or Tues.
-Itís not been surveyed but there is a recorded plat map at Bruns ROD. It can be found starting at map book 12, page 1
-Iíve not done any soil tests to determine if itís buildable but Iím assuming it is since the lots on both sides have existing homes.

The parcel behind it is Common Area, it's owned by Bald Head.
