We have a new zone in the revised flood maps, should be better on premiums. Need to figure out what to do. Was thinking of switching to a local agent who knows the area and people better than the generic national guys I'm using now.
Anyone have a recommendation for an knowledgable agent for flood insurance in the CB area?

I would recommend Kelly Ballard with Farm Bureau. He’s a great guy and Farm bureau is a good company to deal with when you have a claim.

I would steer clear of NCJUA. I have them and still don't have a settlement from hurricane Florence. Terrible service, do not return my calls and only paid about 20% of my estimated damage. I finally have turned the claim over to my agent and they are giving her a run around also. I have heard good things about Frontline. I will be looking into them after I get this situation with NCJUA resolved. Good luck.

Assuming you're asking about National Flood insurance coverage, start by contacting the agent/company you use now. They should be able to answer all your questions about the new flood map. A local agent isn't really required. It's also best to have your flood insurance with the agent/company who writes your homeowner policy.

It's really easy to find out yoursef what your new flood zone is by going here:

Glad you posted this about NCJUA. I have farm bureau but a lot of my rental property was sent to NCJUA. And get this, I was told by a Farm Bureau agent that the tornados that rolled through Johnston and harnett counties several years ago along with hurricanes was causing heavy losses that NCJUA could better cover. So with that being said is NCJUA not as capable as thought. I will be making some calls Monday morning. Probably will not get the truth but it will shake some people up.

NCJUA and Flood insurance are two different things and cover different things.

NCJUA wind and hail coverage does not cover flooding or storm surge. For that you need Flood Insurance.

What they share in common is that they provide coverage your Homeowners/Fire insurer won't.

Of course they are different. But if NCJUA is accepting premiums for hazard insurance and can't or will not cover storm related wind damage or damage from a tornado to the structure other than the roof then I would like to know. I haven't filed a claim with them but if the 20% payout of the total mentioned above is non flood related then that could be a problem. And truth be told I can't even recall speaking to a member of NCJUA. That may be a lapse in judgement on my part.

I think the OP is talking about Flood Insurance which NCJUA does not offer. Then we get posts about the NCJUA. I just wanted to clarify for everyone they are different. I wasn't responding to your post.

Matador, in my experience, your agent should be your first contact. He should be fully knowledgeable about the NCJUA. He has a responsibility to explain fully what he has done, why he did it, and what recourse you have. Ask about what's covered, when it's covered, coverage limits, and, exclusions that apply.

To everyone, the internet is the worst place to get information on insurance and claims. It's 99.9% wrong or misleading.

The best thing anyone can do is contact your agent and ask these questions and don't let then brush you off. If you're not getting good service, it's time to change agents.

I don't mean to be argumentive with anyone. Just trying to give good advice.

Point well taken Ed. I think this is a wake up call for me bc I have never spoken to a NCJUA agent and that's on me. When the agent I have had for 20 years says I am in good hands then I made the dreaded "assumption" that I was. I actually prefer to have everything with one carrier. May be time to start looking for someone that wants and can actually insure all personal and business assets.... homes, rentals, auto, rental property, boats, new construction, workers comp, general liability.

Guys I was not talking about flood damage. I know NCJUA does not cover flood. This was from Hurricane Florence and there was no flooding at my property. I have been told by another agent that NCJUA did not have enough money to cover all the liability the have in NC and the other states that were hit. They are a insurance pool that all the insurance companies pay into and have liability in all the coastal states and not just NC. NC and SC was bad enough and then the following week we had the hurricane in FLA. She also told me that she thinks that is why they were trying to pay minimum amounts for claims. Not saying this was the rule of thumb but certainly I think I was screwed. I was sent an adjuster from Tenn. to work my claim. They were subbing adjusters from all over the country and makes me wonder how much experience in this type of claim this adjuster might have. He didn't spend much time at my property and he said he had to get to the next claim. I was told not to make any repairs except temporary ones until I heard back from them and in the meantime I was getting mold growth in the wall and ceiling from roof damage. I also can't confirm what I was told about NCJUA having enough money in the pool to cover all their liability for Hurricane damage. Just passing on my experience and what I was told. Bottom line is I think they suck and the reasons I have been getting from them for the way they adjusted my claim don't make sense. I will be finding a new insurance provider after this is settled one way or the other.

Thanks Toad. Because of your last post above to clarify the situation, I am more concerned. As you pointed out, NCJUA was suppose to have more funds for catastrophic events versus a smaller insurer. I will probably be moving away from them as well. I realize damage can be and is prorated but 20% of estimated cost of repair is unacceptable.

So I'm basically paying into a second party pool and if I have a claim I still contact my farm bureau agent?

Thanks for the feedback.
I'm well read on insurance, understand the agencies, zones etc. Been following the proposed zone changes since they were provisional a few years back.
When I first moved to CB I just used my State Farm Agent in Raleigh to get everything set up. He's a good guy but only has a handfull of coastal properties so doesn't have a lot of experience. As I'm going to update my policy based on the zone change I though I might switch to someone who deals with Flood insurance on a more regular basis.

I am an agent in NC. First off, the NCJUA/NCIUA only covers property in NC. The NCIUA, which is another division, is the company that is covering the wind/hail on some of your policies. I can assure you that they have enough money to cover the claims. They have extensive reinsurance and surplus to handle what they write. There is no such thing as an agent of NCJUA. Agents appointed to write business in NC can utilize their program to place business for their customers. The NCJUA (NC Joint Underwriters Association) writes inland business that other companies may not be willing to write for a variety of reasons, while the NCIUA (NC Insurance Underwriters Association) writes the wind coverages near the coast. For example, lets say AutoOwners writes your homeowners at Emerald Isle, but they exclude the wind/hail coverage to minimize their coastal exposures. The Autoowners agent could then go to the NCIUA and purchase the wind/hail back for you as a seperate policy. It can get confusing, but that is how it works. The NCJUA/NCIUA, neither offer flood insurance policies. And yes, if you have this policy you would contact the agent that placed it for you in the event of a claim. This will be the agent writing the homeowners policy. If the thought of having 2 policies on your home at the beach bothers you, I have a company that will write the whole thing for you.
